TUDA Approved Layouts in Tirupati (2026): Village-Wise Official List

Short answer: TUDA does not publish a single downloadable “approved layouts PDF”. The official record is a village-wise database on the Tirupati Urban Development Authority portal, and as of July 2026 it lists 859 approved layouts across 101 villages. This page explains how to read that register, links the official list for every village, and shows you how to check whether a specific plot is genuinely approved.

TUDA does publish one important PDF, and it is the one most buyers never see: the official Cancelled & Unauthorised Layouts list. If you are buying a plot, check that one first.

Check the Cancelled & Unauthorised Layouts List First

TUDA maintains an official list of layouts that are cancelled or unauthorised — currently 34 entries, naming the firm or individual, the survey numbers, the village and the extent in acres. Several are large developments of 10 to 40 acres in areas such as Tiruchanur, Chandragiri, Daminedu, Chellapalli and Vedanthapuram.

The PDF is published in Telugu. We deliberately do not reproduce the names here, because the list is revised by TUDA and only the current official copy should be relied on. Open the PDF above and match the survey number of the plot you are considering.

How the Official Approved-Layouts Register Actually Works

The register is organised by village, not by year and not by project name. For each approved layout it records:

  • L.P. No. — the Layout Permit number (for example, L.P.No.07/G1/2017, Roc.No.2839/G1/2016)
  • Name of the applicant — the person or firm who obtained the approval
  • Survey No. — the revenue survey numbers the layout covers
  • Total extent area and area of open space (in acres)
  • View Plan and Proceedings — the sanctioned plan and the approval order

This is the single most important thing to understand: the official record is keyed to an LP number, an applicant name and survey numbers. It is not keyed to marketing names like “Green Valley Township” or “XYZ Enclave”. A brochure name proves nothing on its own — a layout can be advertised under any name the seller chooses. Always ask for the LP number and match it against the official village list below.

How to Verify a Plot Is TUDA-Approved (Before You Buy)

  1. Ask the seller for the TUDA Layout Permit (LP) number and the approved layout plan.
  2. Open the official list for that village from the table above and match the LP number and the survey number — not the project’s marketing name.
  3. Open the View Plan and Proceedings links on the official entry and confirm the plot falls inside the sanctioned boundary.
  4. Cross-check the plot against the Cancelled & Unauthorised Layouts list.
  5. Check that mortgage/reserved plots (the portion handed to the authority) are clearly marked and that your plot is not one of them.
  6. Verify the land-use zone in the Tirupati Master Plan is residential — not agricultural, green-belt or road-widening.
  7. If anything is unclear, confirm in person at the TUDA Planning Section before paying an advance.

Documents to Check

  • Approved layout plan with the TUDA LP number and seal
  • Mother deed / title chain and an up-to-date Encumbrance Certificate (EC)
  • RERA registration for the project, where applicable
  • Latest land-tax and property-tax receipts
  • TUDA Layout Regulations — the rules the layout must satisfy

Why Approval Matters

  • Risk of demolition or legal notice on unauthorised layouts
  • No building permission or bank loan on an unapproved plot
  • Unplanned drainage, roads and electricity provision
  • Resale is far harder, and regularisation is neither guaranteed nor free

Is a DTCP-approved layout the same as TUDA-approved?

Both indicate planning approval. Within the Tirupati urban area TUDA is the sanctioning authority, and its approvals are recorded with the AP Directorate of Town & Country Planning. Confirm the specific LP number either way.

What if the layout is on the cancelled list?

Do not proceed on the strength of a seller’s assurance. Cancelled and unauthorised layouts can attract penalties, loan rejection and demolition or regularisation risk. Take independent legal advice.
